충청남도는 국토교통부가 발표한 2025년 1월 1일 기준 충남 표준지 공시지가가 평균 1.44% 상승했다고 24일 밝혔다. 

이는 전국 평균 상승률인 2.92%에 비해 낮은 수치이다.

국토부는 지난해 8월부터 5개월간 한국부동산원과 감정평가법인 소속 감정평가사들의 조사, 토지 소유자 및 시군 의견 청취, 중앙부동산 가격 공시위원회 심의 등의 과정을 거쳐 전국 60만 필지의 표준지 공시지가를 결정하고 이날 공시했다.

표준지 공시지가는 매년 1월 1일 기준의 토지에 대한 적정가격으로, 개별공시지가 산정, 토지 감정평가, 토지시장 지가 정보 등 다양한 용도로 활용된다.

충남의 변동률은 지난해 0.85%에서 올해 1.44%로 상승했으며, 이는 천안·아산 지역 등에서의 각종 개발사업 증가가 토지 가치 상승을 이끌었다고 분석된다. 

특히 아산시와 천안시 서북구, 동남구는 각각 2.19%, 1.80%, 1.59%의 변동률을 기록하며 가장 높은 상승률을 보였고, 부여군은 0.60%로 최하위를 기록했다.

충남에서 표준지가가 가장 높은 지역은 천안시 동남구 신부동 454-5번지로, ㎡당 1129만 원에 달하며, 가장 낮은 곳은 논산시 양촌면 반암리 산35번지로 ㎡당 364원이다.

표준지 공시지가는 국토교통부 부동산공시가격알리미를 통해 열람할 수 있으며, 시군 토지관리 부서에서도 확인이 가능하다. 이의신청은 다음달 24일까지 국토교통부 누리집을 통해 온라인 신청, 팩스 또는 우편(서면)으로 제출하거나 해당 시군구 토지관리부서에 방문 또는 서면으로 제출할 수 있다.
